The challenge here was to keep the ceiling as high as possible despite all the utility pipes, wires and ducts hanging below the floor system.

Around the corner (looking toward the main living space/kitchen area) there is storage closets in the hallway...

We ran a grid system to hold sheetrock, which encapsulates the garage and fumes from the living space.
